Landlord Representation in San Francisco Evictions
I firmly believe that a landlord who attempts to handle problems with a tenant without help from an attorney will only get further and further into trouble. I strongly advise you not to handle evictions on your own.
All too often, unrepresented landlords inadvertently say something to a tenant that indicates a potential violation of the San Francisco Rent Ordinance. Tenants have sued using these landlords' words against them.
Instead of trying to reason with bad tenants, locking them out, or trying to evict them on your own, deal with evictions properly and in a timely manner with help from my firm.
Are you a landlord who needs help with evictions in San Francisco? For experienced landlord representation in an unlawful detainer lawsuit, call the Law Office of Jerome J. How Can You Ensure Your Evictions Are Handled Properly?
The San Francisco Rent Ordinance has seven types of misconduct that allow a landlord to lawfully evict a tenant. As your attorney, I can help you understand your rights as a landlord and the process you must follow to ensure the eviction is successful. These types of misconduct include:
- Nonpayment of rent
- Late payment of rent
- Frequent payment of rent with worthless checks
- Causing disturbances
- Property damage
- Requiring inordinately frequent repairs
- Lease violations
Nonpayment of rent is the issue in the vast majority of evictions. As a landlord, you cannot lock out the tenants, change the lock, remove the door or remove property as security for unpaid rent. San Francisco's Rent Ordinance requires you to go through a legal procedure, and my law firm can assist you with this.
Property damage is also a prevalent issue in many evictions proceedings. It can be infuriating to see a hole in the wall, broken doors and other types of damage to your property. These types of damages can allow you to evict the tenant, but it must be done in the correct way. Failure to do so could result in an unsuccessful eviction and a potential lawsuit brought against you.
